Fees payable by tenants:
Before you move in.
Application and referencing fee. Financial credit check, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability. As well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement. The fee is only payable once the landlord accepts the applicant. Please note the fee is non-refundable and the landlord reserves the right to not proceed with any failed applications.
Additional tenant fee: processing the application, associated paperwork and referencing.
Guarantor Fee: Covering and credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement
Immigration Check: As per the legal requirement of the ‘Right to Rent’. Carried out via our referencing company

Deposit Protection Fee: your deposit will be protected through ‘The Tenancy Deposit Scheme’ (TDS) This is a government approved tenancy deposit scheme in England and Wales operated by The Dispute Service LTD.
Fees applicable during tenancy (all prices exclusive of VAT):
Renewal of tenancy agreement: £30
Late payment of rent: £5 per each overdue payment
Fixed fee for post check-out maintenance works: £50
Failure for tenant to adhere to pre-arranged appointments: £20
Any payment made by credit card: Subject to 3% charge
Provide tenants reference: £20 per application, not per person
Supply of additional copies of documents: £10
Amendments and addendums to AST: £20
Refund after failure to cancel rent post check out: £25
