<h5>As we approach the midway point in 2024 it seems timely to review how the property market has performed this year and in particular in May, whilst also using the data available to help us forecast what is likely to come in the months ahead.</h5>
In general terms the property market on the Wirral has been strong in 2024. Despite a slower start in January, each month that has followed has seen progressively more properties brought to the market. By way of a comparison, the first 5 months of 2023 saw around 3800 new properties brought to market across the Wirral, where as in 2024 this figure sits at in excess of 4100, an increase of around 8%, a strong indicator of confidence in the market and desire to move.
Ultimately Vendors come to the market in pursuit of a sale and data suggests that 2024 has also seen more sales on the Wirral than the corresponding period in 2023, with the market up circa 11%.
In further good news, we haven’t seen the drop in house prices that some commentators had forecast and although Vendors are still needing to be priced realistically to achieve a sale, drops of up to 5% which had been mooted thankfully appear to be wide of the mark, in fact we believe that prices have remained stable on 2023 levels whilst Rightmove have an even more optimistic viewpoint reporting UK prices are on the rise, albeit marginally.
May in particular has been a strong month with core market indicators such as new applicants registered, listings to market and sales agreed all surpassing traditional levels for May.
Looking forward, as the cost of living crises  continues to ease, inflation rates getting progressively closer to the Governments 2% target and an expectation that interest rates will follow suit later in the year,  with the banks reflecting this in more attractive mortgage products as the year progresses (we have already seen recent evidence of this with big lenders such as HSBC &amp; Halifax dropping rates) there is good reasons to suggest that strong market we have seen so far this year can continue.
Of course, we have a general election looming at the start of July with polling data suggesting a change of Government likely. No market likes uncertainty but all of the factors highlighted above would lead us to be cautiously optimistic that the current status quo will remain.

It’s no secret that the UK economy has been struggling in recent weeks; rising fuel prices and interest rates have contributed to the now present ‘cost of living crisis’, meaning many households face increased expenditure in the form of energy bills, fuel and mortgage repayments.
The property market, which has experienced an incredibly active period since May 2020, was bound to see activity levels drop off eventually. Prices have been consistently rising despite numerous attempts to curb the rate of inflation through a series of interest rate rises, but these inflated prices are now becoming unaffordable in the current market.
Some media sources are suggesting we’re now on the verge of another ‘market crash’, as previously experienced in 2008, however is there enough evidence to reach this conclusion?
Looking at Rightmove transactional data for Wirral and West Cheshire in 2022, it is clear that Q3 has experienced a drop in demand causing the volume of available properties to grow. Many of the properties which have been introduced to the market will have been priced according to prior market conditions; limited stock, rising prices and lower interest rates.
However, given the average interest rate for a 2-year fixed mortgage sat at 6.11% as per the end of September, up 4% on the previous year, many buyers will not be in a position to afford property that they have done months earlier. As more properties enter, and then stay, on the market, it reduces the pressure on buyers to make offers with more urgency.

An unsurprising consequence of this recent market is the rise in the volume of price reductions. Motivated sellers and proactive estate agents won’t allow property to sit on the market for too long without taking action. It is understandable that sellers will want to maximize their asking price given the success of the market in months gone by, however reductions can be a great way to revive interest when viewings and offers begin to dry up.

The positive news is, locally at least, that the market has experienced a 50% increase in the number of price reductions in Q3; every postcode has seen a rise in reductions from all agents in this period. These price reductions are critical in ensuring prices reflect the current market and allow buyers the opportunity to make offers that they can afford, rather than what the market dictates.
Interestingly, the percentage of properties that have sold following a price reduction has hit an annual high this month at 25.9%. This means that over one in every four properties required a price reduction before agreeing a sale. The chart (below) shows how this trend has progressed throughout 2022, with fewer properties requiring a reduction in the early months.

Between August and September 2022, the listing of detached property on Rightmove has risen sharply by 23.8% while other property types experienced negligible change. In the same period, detached property sales on Rightmove dipped by 33.7%.
Larger, more expensive properties will become more expensive to run over winter due to rising energy prices and increasing interest rates, which explains the shift in the market towards smaller, cheaper properties for buyers. When downsizing, vendors can both release equity and reduce monthly outgoings to put themselves in a stronger financial position.
Outlook For Q4
It is easy to jump to the conclusion that the property market is struggling and a ‘crash’ is inevitable; the data certainly suggests that demand has eased and prices are no longer rising as they have been for the past 48 months. However, the market needs to stabilize after a long period of significant growth, and rising interest rates have certainly had an impact on this.
The positive news is that the government have already taken action by increasing the minimum threshold for Stamp Duty to £250,000, up from £125,000; first time buyers will pay no tax on the first £425,000(up from £300,000). This move is unlikely to cause another surge in activity but should provide some much-needed relief for those who are still active in the property market.
As for the local market, the message is clear: there is no need to panic. Market conditions are changing more drastically than initially expected; however, we’re going through a period of adjustment where the expectations of buyers and sellers are shifting. This is already evidenced by the increasing volume of price reductions in recent weeks, showing sellers are beginning to acknowledge proactivity is the key to a sale in a tougher market.
The next few months will undoubtedly be challenging for many financially, however stock levels in the local property market are very strong which means plenty of opportunity for buyers to find their ideal home. If Estate Agents can work hard to manage their clients’ expectations and encourage price reductions at an early stage, there’s no reason why the market can’t thrive in Q4.

A couple of months have now passed since the Bank of England increased the interest rate to 1%, the highest recorded rate since 2009. The cost of purchasing property has continued to rise significantly for several months, and an intervention has been made to encourage people to save money amid concerns over the increasing rate of inflation.
In the Wirral and West Cheshire property market, the average listing price on Rightmove rose above £280,000 for the first time in April 2022. The question is, are prices beginning to settle and is there still sufficient demand in the market to encourage further price increases?
Looking at Rightmove new instruction data for May and June, the average listing price has continued to rise above the previous record level to £297,000 for property across Wirral and West Cheshire. The line graph (below) shows how average listing prices have followed a similar trajectory as we emerged from the first lockdown in 2020, although at a much steadier incline than this year.

A continued rise in the average listing price, as seen between March and June this year, is typically in response to high levels of demand coupled with a shortage of supply. Despite the economic challenges facing many in 2022, such a higher fuel prices and energy costs, demand for property locally has remained strong, thus increasing competition between buyers.
The early signs suggest that the level of demand for property is beginning to drop as we head further into summer. Seasonal factors will also play a role as nice weather and summer holidays can cause a reduction in viewing numbers; typical of pre-pandemic summer activity. Karl Tatler data shows the volume of new applicants registering and viewing have dropped slightly each month in 2022, suggesting a gradual cooling in demand.

For each of the past six months, the volume of new instructions has exceeded sales agreed on Rightmove. These local market dynamics are much more aligned to pre-pandemic times where new instructions levels are typically higher than the sales agreed. When comparing this to the same period in 2021, sales often matched or exceeded new instruction levels meaning demand intensified and prices were forced upwards.
Analysing each postcode individually, there is a distribution between areas that have already began dropping in activity levels, and those which are still rising. The table below shows that CH48 saw the greatest increase (24.2%) in the volume of new instructions from quarter one to quarter two this year, while CH62 experienced a 21.5% decrease in the same period.

Overall, just 7 of the 16 local postcodes saw a rise in new instruction levels from Q1 to Q2, suggesting that increasing levels of activity has become more localised to certain hotspots around Wirral and West Cheshire.
Looking at the average instruction price, which is the price when originally listed on Rightmove, all but one postcode (CH61) has seen an increase from the first quarter of 2022. These prices are only a guide, as final selling price data isn’t available until several months after completion. The logic, however, is that if sales activity remains strong then the asking prices have been set in accordance with demand.

Where rising prices are concerned, it is also worth considering the type of properties being listed. In CH48, for example, the average listing price rose nearly £100,000 from Q1 to Q2 this year. That seems a huge figure, however, there was a 48.3% increase in the volume of detached properties listed in Q2, which will have inflated the figure. Many other postcodes also fit this trend, as it is common for chains to build throughout the year from lower to higher value properties; hence why there’s such a significant rise in many areas.
Analyst View
We have seen average listing prices rise sharply and consistently this year across Wirral and West Cheshire, while sales activity has been strong enough to suggest asking prices, on average, won’t be too far from final selling price. While some postcode areas are still seeing increasing levels of new instructions, many have experienced a slight volume drop in Q2 which could be a sign of the market beginning to cool.
It is clear that over the past twelve months, demand for property has been incredibly strong and therefore asking prices have reflected the volume of enquiries coming in. However, Rightmove data in June shows that the volume of new instructions was 21.0% higher than agreed sales; the greatest gap between the two activities since December 2019.
Given the increase to interest rates, which makes borrowing money (a mortgage, for example) more expensive, it appears that demand for property at the current price levels has started to reduce. The price reduction will become a key driver of the market in Q3, as properties may risk going unsold if prices aren’t aligned with the current economic climate for buyers. An increase in price reductions should spark some more interest and close the gap between stock levels and demand.
The school summer holidays have now begun which usually has an effect on the property market; perhaps more so given many families won’t have been away over the last couple of summers. There should still be plenty of buyers around, but reductions and more affordable asking prices may be required to ensure more sales proceed over the next two to three months.

Demand for property across Wirral and Cheshire West has continued to rise in 2022 despite several challenges to the economy. The Bank of England began to raise interest rates back in December 2021 (0.1% to 0.25%) and there have since been three more increases; the most recent being to 1% in May 2022.
The cost of living has also risen quite steeply as a result of sharply increasing fuel and energy prices, while the demand for goods and services since COVID restrictions began to ease have placed additional pressures on cost. The rate of inflation has already increased by 9% this year in the UK.
Activity in the local property market has maintained a healthy balance between supply and demand since the pandemic began, despite an end to the Stamp Duty holiday back in September 2021. With an increase to the interest rate, which will affect mortgage lending going forward, what challenges may lie ahead for the property market?
Why are interest rates rising now?
The average listing price (on Rightmove) for property across Wirral and Cheshire West has seen a steady rise over the past few years, reaching a record £281,000 in April 2022. This average does not necessarily reflect the actual price of property bought – Land Registry sold price data is still lagging a few months behind – but acts as an indicator of where the local property market currently sits.

Despite the Stamp Duty holiday ending in September 2021, a move which should have reduced demand for property, transactions and prices have continued to rise. There are a number of reasons for this which include:
<ul>
<li>Shortage of supply in housing market</li>
<li>More savings accumulated throughout the pandemic</li>
<li>Return of 5% mortgages</li>
<li>Low interest rates</li>
</ul>
For many of these factors, there is little that can be done to control market activity. The Government are actively trying to build more housing to ease demand, however this is a much more long-term approach given the time required to increase stock levels using this method.
By increasing the interest rate, it should encourage more people to save rather than spend as the cost of borrowing money becomes more expensive. Many buyers, particularly first-time buyers, will require a mortgage to purchase their property.
The last time the interest rate in the UK rose to 1% was 2009, so this is certainly a move designed to take effect in the short-term and curtail consumer spending. Given that the rate of inflation has already reached 9% in 2022, and may increase further, a rise in interest rates should begin to counteract this.
What does this mean for the local property market?
Looking back over the past twelve months, Rightmove activity for Wirral and West Cheshire property has been relatively consistent. Since the pandemic began, stock levels have struggled to grow given the volume of sales being processed, however the number of new instructions have been greater than sales in each month so far this year.

When new instructions exceed sales for a sustained period of time, it means that stock levels are beginning to rise in the market. While not worthy of concern for sellers; buyers should begin to notice some benefits:
<ul>
<li>Less compromises – In a tight market, buyers can often feel they need to make significant compromises given the lack of other options. Will a more suitable property become available? Will it be affordable? Higher stock levels should mean more choice when viewing property.</li>
<li>Less competition – When stock levels are low, but demand is high, there are more people looking at the same properties given the lack of alternatives. While demand may still be high currently, more stock should mean interest becomes distributed across multiple properties, giving you more chance of securing a sale.</li>
<li>Better negotiation position – Buyers who have additional options can afford to walk away if the asking price becomes too high, while sellers may be prepared to negotiate on price if there are fewer interested parties ready to make an offer.</li>

Looking at the data, the average listing price on Rightmove rose to £281,000 for Wirral and West Cheshire in April 2022, while the number of sales agreed dipped for the first time since December.
While it may be too early to know for sure, this may essentially be the ‘tipping point’ in the market where initial asking prices have become too high to maintain the level of interest from previous months.
This is where another increase in the interest rate becomes more critical as the cost of borrowing money continues to rise. If people begin to take advantage of this by saving money at a better interest rate, the wider economy will see a reduction in demand for goods and services. This is essentially the plan to prevent the rate of inflation continuing to grow so rapidly.
These changes, coupled with the rising stock levels locally, provide a positive outlook for the months ahead. There’s nothing to suggest property value will drop, just that the rate of increase in value should now begin to slow down. Rising stock levels will also improve the buying experience with more properties available to view.

Our annual AGM is the perfect place for everyone to gather and celebrate each team and individual achievement. 
Meeting place of choice is the Odeon Luxe cinema in Bromborough, where a ‘buzz’ of excitement filled the air, sumptuous recliner leather seats beckoned and tasty snacks awaited &#8211; popcorn, pick &#8216;n&#8217; mix and a cold soft drink.
This year Karl took us on a journey which spanned the last 25years. It was amazing to see and appreciate how the business has grown from one branch to eight and nearly 100 staff!
The past year, has been particularly challenging; especially with Covid-19 and the stamp duty holiday, but the whole company pulled together, working from home to ensure everyone&#8217;s sale went through as quickly and as smoothly as possible.
It was a fabulous afternoon, a time for the whole company to catch-up with each other and really celebrate everyone’s accomplishments. Both individual and team successes were celebrated and awarded with trophies, certificates, champagne and other fabulous gifts.
Our future is exciting and this afternoon ultimately, made you proud to be part of a company headed by an MD, who really cares about the business and people who work within it.
