Our research indicates that the first two weeks on market are the most critical for achieving a sale.
In 2018, 20% of all Wirral sales have been agreed within the first two weeks of marketing. Launching a property on Rightmove appears to be the most critical time as buyers eagerly await the next new listing to cast their eyes over. However, if that listing is over-priced in comparison to other similar properties or the photography doesn’t do it justice, it may not have the optimum level of online impact.
While one-in-five properties will find their buyer within the first two weeks, there are still many which take longer. Properties launched at too high a price has been the primary cause of longer selling times on Wirral this year, with 28% needing a price reduction before finding their buyer. In a more challenging market, it is essential to use an agent who have an in-depth knowledge of your local area to ensure the price is competitive at launch.
