'Ask the Agent' - Clare Goodwin

Name: Clare Goodwin
Age: 27

Position and place of work: Branch Manager - Karl Tatler Estate Agents, Moreton office.
How long have you been an estate agent? Five years
Can you remember the first house you sold?
Where was it and how much for? Absolutely! It was an extremely satisfying day for me as the property had been on the market for a while. The property was a converted bakery in Hoylake, it was superb and it sold for around £220,000.
What is the most expensive house you have helped to sell?
It was an outstanding detached house in Farr Hall Drive which is an exclusive road in Lower Heswall and it sold for £750,000. It was appointed to an exceptionally high standard and had lovely views over the Welsh Hills. A very hard deal to tie up but a worthwhile outcome in the end!
Have you ever sold a house for or to a celebrity?
Personally I haven’t had the pleasure, but as a company our proficient, accomplished reputation has enabled us to assist in both sales and purchases for high profile professionals and footballers in areas such as Caldy and Heswall.
Where in the world would your dream house be and what would it look like?
I love Edinburgh and some of the period properties that it has to offer are stunning, especially the Georgian and Edwardian townhouses which have such elegantly retained original features. Unfortunately they are just so slightly out of my budget!
What is the most important thing someone selling a house should remember?
Buyers have a very critical eye so make sure your property is presented to the best it can be. A good agent will walk through your home and point out what you can easily improve before you welcome potential buyers through the door. For example, make sure the front door is clean, the lawn is cut, outside lights are working and then go through each room and ensure they are also clean, tidy, any chipped paintwork is touched up and pets are out the way. Finally don’t take any negative comments from viewers personally, instead talk to your agent who will advise you how you can put things right.
What is the most important thing someone buying a house should remember?
Utilise your agent’s expertise and local knowledge to guide and advise you on properties which match your wants and needs. Try to keep an open mind when it comes to properties they suggest as often a house needs to be viewed before you can discount it. Also, it is good work with an agent who will go the extra mile and make the effort to build a strong rapport with you so ultimately they will be able to lead you in the right direction in terms of your perfect property.
