Born and raised in Wirral, Jonathan has managed the Prenton sales office since it opened back in 2014. Drawing on his outstanding local knowledge, Jonathan has answered some key questions about the Wirral property market.
What advice would you give to someone who is thinking of waiting until the spring to sell their property?
Why wait? The perception is that the market is always stronger in the spring and, of course, photographs become easier to take with improving weather.However, spring has been a season where we see more property listings and you could be coming in to the market with more competition. Given that many buyers start their property search typically from Boxing Day, the market doesn’t take long to thrive in the New Year. If you take advantage of fewer properties to compete with at the beginning of the year, you could very well be completed and in your new home before spring!
Research shows 48% of Wirral buyers live in the area they are looking to buy. Why does this make it important to instruct an agent with a local presence?
By having a high number of buyers living in the local area we experience a heavy footfall around the offices. It is a nice touch that you can come and discuss properties, the market, the local area and your needs with a property manager. We find that engagement and being proactive is key and by having a local presence and being recognisable as a local expert, it allows the opportunity to speak with buyers and point them in the direction they should be looking. Having local knowledge means an agent can discuss important factors such as schools, doctors and transport links. These are aspects that most buyers will expect an estate agent to provide.
Working in a competitive market, what should a good agent do to provide best service for clients?
With a growing number of estate agents, both online and on the high street, it is critical to be forward thinking by routinely examining what has been done well and also what could be improved. Offering outstanding customer service, first class guidance and of course being proactive in finding a buyer are just a few of the steps that should be taken on a regular basis. Particularly during busy times of the year, having an agent who can give your property the attention it deserves will help attract more interest in a competitive market.

Many first time buyers enter the market in the early stages of the year. What are the options when it comes to finding the best mortgage offers?
Some buyers approach their existing bank or building society for a mortgage, however they will only offer their own mortgage products and do not compare with other lenders. Consequently, other buyers try to use comparison websites to find the best deals. If you go down this route, be cautious of the speed these deals change – by the time you arrange to get an appointment directly with that mortgage lender they may no longer offer the best deals. Most buyers will approach a mortgage broker when they buy property. A broker will guide the clients all the way through the purchase process, plus they have direct access to the lenders to secure the best deals available on the day of application. Brokers also have access to many mortgage deals not available to buyers approaching lenders directly.
